Zaha Hadid Architects (ZHA) has unveiled plans for a top 190m tower on the world’s most expensive land: a public car park in Hong Kong bought for a record 2. 2 billion pounds.
The 36-story, 43,000-square-meter project, which will come with a high-strength metal structure, replaces the now flattened 2-story Murray Road multi-story car parking in the heart of the city’s monetary district.
Henderson Land Development, a genuine real estate company owned by one of Hong Kong’s wealthiesn families, bought the 2,880 square meters of several floors in 2017 at auction after seeing 8 rival bidders.
The exorbitant value of the lot, amounting to 750,000 euros consistent with the square meter, well above market expectations, even for a domain with one of the highest genuine real estate values in the world.
The main plot is located near several iconic towers, adding the 72-story construction of IM Pei’s Bank of China, Cesar Pelli’s 63-story Cheung Kong Center and Foster Partners’ Bank of Hong Kong and Shanghai in 1985.
Located a short walk from Central and Admiralty MTR metro stations, the site is the first advertising ground to be sold through the Hong Kong government in a prime central location since 1996.
ZHA is believed to have realized that the festival of heavy hitters Foster + Partners and OMA landed on the task 3 years ago. The tower will be the time of permanent construction of ZHA in the former British colony.
Prior to ZHA’s appointment, permission had already been granted to Century Base Development, a subsidiary of Henderson, to build a 35-story construction in the car park with a maximum plot of 43,200 m2 and five basement levels.
Zaha Hadid, who died in 2016, gained fame abroad after winning a design festival for a Hong Kong assignment in 1983: a recreational club called The Peak, which was never built.
The Murray Street parking lot was demolished in 2018 and the first structure began on site last year.
With its top base on the floor to space patios and gardens cultivated with trees and plants in the middle of one of the busiest cities in the world, the design creates new civic squares wrapped in nature.
Echoing the biological bureaucracy of the herbal world; the refurbishment is connected to adjacent public gardens and parks. These quiet outdoor spaces in the generous non-unusual spaces of the interior; the knowledge and precision of the curved glass facade by editing this perfect connectivity between the interiors of the building and the surrounding gardens and the city beyond.
The design reinterprets the shapes and overlap of a Bauhinia bud about to bloom.
The design reinterprets the structural bureaucracy and layers of a Bauhinia cocoon about to bloom. Known as the Hong Kong Orchid, the Bauhinia x Blakeana first spread in the city’s botanical gardens on the site of Murray Road and its floral buttons appear on the Hong Kong flag.
In the center of the city’s monetary district, the allocation is located at the east-west and north-south junction of Hong Kong’s pedestrian walkway augmentation network; it connects directly to the surrounding gardens, department stores and restaurants, as well as to the offices of major monetary and civic institutions.
A high-strength metal arrangement allows a very wide range, up to 26 m), of a Category A space with natural lighting, without columns, with a height of five meters from the ground to the ground providing maximum flexibility; its vertical core located on the east side of the building to maximize the view of Chater Garden and the city’s prominent skyline to the west.
Together with Henderson Land and Arup’s sustainability team, the design has achieved LEED Platinum and WELL Platinum precertification, as well as the 3-star score of China’s Ecological Building Qualification Program. Design, acquisition and structure point to complete certification in the occupation.
The ingenious construction control formula creates a contactless lane for all street occupants in your workstation that eliminates direct contact with non-unusual surfaces and includes artificial intelligence-assisted elevator controls. Enter construction and go through security, call elevators to your workplace and other spaces like living rooms and bathrooms.
Built for multi-level access, the giant double-height front corridor on the ground welcomes staff and visitors with its set of herbal lights, plants and biological shapes leading to the second-floor public corridor in the city’s network of augmented corridors. On the canopy of the surrounding trees, the sculptural glass facade of this vast corridor defines a variety of intertwined spaces, subtle for your purpose and experience.
Designed for intuitive navigation and to adapt to the conversion of race patterns with greater flexibility in the workplace, the color palettes of those finely detailed ones differentiate the main destinations of the tower.
Located on the day of the shelter, the Sky Garden is a recreational domain with an athletics track and aquaponics planting network that acts as an effective biological cleaning to purify air through ingestion of pollutants.
The banquet corridor at the highest sensitive tower provides panoramic perspectives of the roofs of the surrounding city to the maximum of sensitive. Home to a variety of public and corporate events, its glass roof and facade will make it one of the most memorable places in the city.
Designed to cope with the harsh summer typhoons of the region, the facade consists of a 4-layer, double-leaf, double-curved insulating glazing, the first of its kind in Hong Kong, to insulate the construction well and also reduce its cooling. load, such as construction resistance.
Hybrid ventilation is controlled through the building’s automated control formula and allows all office grades to be ventilated based on herbs. This herbal ventilation can be supplemented if required by mechanical dehumidification and filtration to improve indoor environment and air quality.
The building’s air quality tracking formula will detect the occupancy of any interior and automatically adjust indoor air temperature, humidity and new air volume to meet demand. Optimize energy demand, ensuring higher power with reduced power consumption.
Two weather stations on the street and on the roof will monitor situations in real time, adding PM10, PM2. 5, ozone, sunlight (solar radiation), wind speed, precipitation, temperature, humidity and noise These weather stations will inform occupants of air quality and are connected to the building’s automated control formula to adjust the tower’s hybrid ventilation as needed , ensuring an optimal source of high quality air.
The remodeling also incorporates a delicate solar fan along the west perimeter of each terrain for occupant comfort. Powered by photovoltaic energy, the low-speed silent SRV creates an air channel that has the ability to adjust the radiant heat of the sun to the peripheral domain for convenience. .
26% relief in electricity demand will be achieved through the use of intelligent optimization of cooling facilities, high-efficiency CVC appliances and sunlight sensors that reduce periods of synthetic lighting from sufficient herbal light.
A top-down structure is used to drive the reurbanization program at the site by implementing a surface and depth structure at the same time.
With paintings of structures beginning last year and their source of built-in carbon discounts, as well as the use of recycled materials, 2 Murray Road looks long-term with the integration of complex design, structure and operation technologies.
