WUKPG continues its programme in Manchester

After consulting on proposals to redevelop a vacant lot off the coast of Plymouth Grove into a 263-studio PBSA development, the company has submitted an application for planning permission for the project.

Designed through DAY Architectural, WUKPG’s commission would be divided into two blocks that would emerge from six and eight floors.

The developer told Place North West that the allocation would be controlled through This is Fresh, the operator’s first in Manchester.

The proposals have a gym and wellness studio, personal dining room, living room with TV and coworking spaces.

Externally, a lower courtyard is proposed on the ground floor.

Avison Young advises on the planning, RECOM is responsible for the allocation, and TPM Landscape leads the design of the spaces.

The assigned team also includes e3p, XO Square, Kings, Jensen Hughes, Eddisons, Paul Butler Associates, and Element Sustainability.

In 2016, the site was the subject of refurbishment proposals by 1-5 Plymouth Grove Ltd, an SPV whose administrators included former footballer Kelvin Etuhu.

The company, which has since been renamed Via Homes, submitted 71 orders before taking them off.

According to Deloitte’s latest Crane survey, no student beds were delivered in Manchester in 2023 and it is accepted that demand for this type of accommodation exceeds supply.

As a result, developers like WUKPG are mobilizing en masse to take advantage of Manchester’s shortage of student housing. In recent months, proposals for thousands of PBSAs have progressed.

McLaren and Moda are making plans to deliver some 2,000 student apartments on Upper Brook Street, within walking distance of WUKPG’s Plymouth Grove site, while paintings are underway at Vita’s 600-room House of Social on First Street.

Last week, Manner revealed it planned to deliver 500 student beds to Manchester’s Hotspur Press site, a departure from the apartment project approved in the past.

The University of Manchester has also implemented a £400 million commission that has been many years in the making for the redesign of its Owens Park campus in Fallowfield, providing more than 3,000 units.

253 sets right next to the university. This kind of sustainable land use is what we need. More academics walking to the university or to the bus stops on Oxford Road and Upper Brook Street will create more life in the city centre.
