VGP acquires more than 700,000 m² of Opel, the Stellantis Group logo, in Rüsselsheim
The redevelopment will be carried out in close coordination with Opel and the city of Rüsselsheim.
The divestiture represents one of the largest and most significant advances of core commercial assets in Germany.
November 22, 2023, 7:00 a. m. m. , Antwerp, Belgium: VGP NV (“VGP”), a European provider of high-quality logistics and semi-industrial real estate, announces its largest acquisition of brownfield land to date. The Group has effectively acquired 3 plots of land in Rüsselsheim am Main, strategically less than 15 minutes by car from Frankfurt Airport.
With a total domain of more than 700,000 m², the land was acquired from Stellantis, a globally recognized automotive organization and mobility provider. Stellantis is in the process of optimizing its historic Opel production site in Rüsselsheim, a site with more than a century of history. Initially, Stellantis will re-lease the properties, gradually freeing them up for redevelopment.
VGP’s vision for this acquisition involves the creation of a business park of approximately 350,000 m2 suitable for commercial corporations and small and medium-sized value-added companies. In line with its commitment to offender progression, VGP will act to maximize the benefits of progression to the local community, in close coordination with the offender authorities.
This prime location offers unrivalled advantages, as Frankfurt Airport can be reached in 15 minutes by car and a direct connection from the hotel’s exercise station. In addition, the foreign monetary centers of Frankfurt, Wiesbaden or Mainz can be reached in 20 minutes (direct connection from the exercise station or by motorway), thus providing connections to ICE stations. The strategic location of the site is enhanced by direct access to the B43 national road and convenient proximity to 4 national motorways (A3, A60, A67, A671). In addition, with direct access to the port to the River Main, the site offers possibilities for trimodal transport.
VGP aims for an ambitious environmental strategy for the park, committing to achieve at least DGNB Gold certification for all buildings. The new wind farm will be largely off-grid as it will take advantage of existing electrical installations and water treatment. and recycling services. The rooftops are expected to be equipped with photovoltaic panels and a geothermal formula is expected to contribute to the facility’s energy and heating desires until 2025.
This is VGP’s second major acquisition this month, following the acquisition of 194,000 m2 of land in Vélizy, in the Paris region of France. The redevelopment of former commercial sites in collaboration with local communities is a key experience of VGP and the Group has indicated that it is undertaking several notable acquisitions as cornerstones of an ambitious long-term expansion plan.
