Advocates of a network assignment for prefabricated homes near Trilby Road and College Avenue are inviting neighbors to a virtual assembly to answer questions about the 50-acre allocation.
Sun Communities, which held a virtual neighborhood assembly in May, is not required to hold assemblies, but must answer all questions about design, development, control and amenities, depending on the city.
Prior to submitting formal plans, the Real Estate Investment Trust with 430 communities of prefabricated homes and recreational vehicles across the United States requested two adjustments to the city’s land-use code.
The developer needs to build 204 prefabricated homes on 50 acres near the intersection of Trilthrough Road and South College Avenue of 4 types of housing, which is required across the city at sites of more than 30 acres.
And he to build his streets with adjacent sidewalks and no areas for street parking, contrary to the city’s land occupation code.
The adjustments are for the continuation of the project, the developers said at the May online meeting, which attracted more than 90 participants.
Unless the amendments are approved, Sun Communities would have to build 3 more homes, which, according to the developer, would make the assignment unaffordable.
Prefabricated homes offer a lower entry barrier, charge less to purchase, and are less expensive than single-family homes in square footage, Sun Communities President John McLaren said in May. “These are opportunities to own a home that might not otherwise be available.

The progression raised objections from several citizens at the meeting, who said the intersection of Trilby and College might not deal with the most likely build-up in traffic and that South Fort Collins already had enough low-rent housing and cell home parks.
The site borders Pleasant Grove Mobile Home Park to the north and is adjacent to a plot of the city’s land bank as an imaginable place for affordable housing.
Sun Communities sells its games between $150,000 and $200,000. Buyers own their home but rent the land below.
The target value for Sun homes is well below the average promotion value for single-family homes in Fort Collins of $440,000 during the first part of the year.
The average promotion value for townhomes or condos is $310,000 for the first part of the year, 3.4% more than last year.
