Minneapolis-based Ryan Cos. US Inc. is set to build an anchored medical construction at M Health Fairview in Highland Bridge, the mixed-use progression of the former Ford Motor Co. plant. in São Paulo.
Ryan, the designer, developer and builder of the assignment, said he plans to begin in early December with the construction of two 60,000-square-foot floors at the corner of Ford Parkway and Mount Curve Boulevard.
Ann Duginske Cibulka, Ryan’s director of genuine real estate and health care, said the new construction will be at one of the Highland Bridge’s “walkway entrances” and will be adjacent to a city-owned park.
“We are very happy to have this right at the main entrance. It will provide intelligent visibility and accessibility for patients,” Duginske Cibulka said in an interview.
The construction is pre-leased at 73%, Ryan said. M Health Fairview will occupy 26,000 square feet of space and will have 16,000 square feet for other medical tenants. Additional tenants will be announced later, Ryan said.
M Health Fairview recently occupies the area at 2155 Ford Parkway, which is across the street from the 122-acre Highland Bridge site, and will remain there until new construction opens in the spring of 2023.
In the new construction, M Health Fairview will be at the time of the land of the new construction with a pharmacy on the first floor.
M Health Fairview will offer number one care, female and general pediatric care, emergency care, physical therapy and sports medicine, among other services, in the Highland Bridge space.
“We are excited to move into this new area that will allow us to expand our to better meet the wishes of St. John’s. Paul and the surrounding area,” said Eric Nelson, president of M Health Fairview’s primary care service line. The network will have simple access to the number one care and other resources they want to monitor for their health. “
Completion is scheduled for spring 2023, the new design of the doctor will be built according to the sustainable construction criteria of the city of St. Paul and will be a candidate for LEED Silver certification.
Most of the required municipal approvals are on the books and the design is complete, Cibulka said.
“We will finalize the design very soon. We are doing the pre-construction prices and paintings and we are preparing to be in a position to innovate in a few weeks,” he said.
Once built, Highland Bridge will come with 3,800 units, 150,000 square feet of shops, 265,000 square feet of area, and 4 public parks. The largest planned progression is along the Mississippi River and Ford Parkway in St. Paul’s Highland Park.
