McLaren Awarded Multi-Storey Urban Logistics Contract

British Land has commissioned McLaren Construction for a four-storey last-mile logistics centre for Southwark and central London.

This will be British Land’s first urban logistics allocation in Greater London, with an advance of £1. 3 billion.

The 140,000-square-foot construction on a 0. 78-hectare site on Mandela Way will stack the logistics area on floors, allowing the building to be subdivided, multi-tenant and adapted to long-term trends and climates.

The land provides access to distribution vehicles, adding shipping trucks and motorcycles, while the construction features five freight elevators, three additional elevators for shipping bicycles and motorcycles, and six passenger elevators.

McLaren’s contract includes the plant, landscaping, access, parking for vehicles and bicycles. The structure’s amenity paints are limited to offering maximum flexibility to long-term tenants, meaning that approximately 90% of the structure is made up solely of exterior paints and the rest is built to a CAT A design.

The BREEAM Excellent design includes low-carbon fabrics and 1,470 square metres of photovoltaic panels on the roof over a combination of green and blue roofs, the latter collecting for a greywater system. The overall biodiversity gain for the former is 167%, which includes the creation of an eco-friendly lounge along a residential boundary.

David Gavin, McLaren’s Managing Director of Industry and Logistics, said: “We are witnessing a new generation of smart commercial buildings that combine peaceful retail, warehouse and distribution spaces to retain a greater diversity of jobs in urban spaces and meet the newest generation of demand. Mileage distribution space.

“If there’s one thing they have in common, it’s that they maximize the use of narrow urban sites, which requires ingenuity and careful planning of the amenities and fabrics we want for construction. “

Lewis Huntington, head of development at British Land, added: “This multi-storey urban logistics assignment is the first of its kind in central London and has market-leading sustainability credentials.

Completion is scheduled for the third quarter of 2025.
