Developer plans to upgrade Hyundai in Boulder with homes

BOULDER — A progression team led through Element Properties LLC presented a proposal to Boulder city planners that would turn the site of the Hyundai Foundation of Boulder, a car dealership near the city’s Boulder Junction neighborhood, into an apartment network of about 150 units.  

The development, known as 30/Bluff, is expected to go through a conceptual review through members of Boulder’s planning committee Tuesday night.  

To build the 118,927-square-foot residential allotment at 2555 30th St. , the car dealership would be demolished, according to blueprint documents.  

Foundation Hyundai of Boulder is owned by Foundation Automotive Corp. , a Houston-based chain of car dealerships with some operations in Colorado, in addition to Westminster. Last year, the Foundation submitted plans to Broomfield City to build a Hyundai sales and service center at 4101. Industrial Rail.

“By redeveloping an existing parcel and transforming it from a car dealership to a well-located home, 30/Bluff will take advantage of existing significant urban investments in the Boulder Junction area, such as active and passive transit options, rainy and dry utilities. infrastructure, vital parks and multi-use roads, and public-private partnerships for a colorful and equitable neighborhood,” a note to planners from Coburn Partners, the developer’s representative.  

The 30/Bluff apartment complex would be built on a roughly two-acre parcel and is expected to include studio, one-, two- and three-bedroom units, according to plan documents.

“The assignment will provide high-quality, market-rate housing designed to be compatible with the array of amenities the community already has, while also capturing Boulder’s unique spirit in its design and programming of non-unusual spaces,” the progression team’s memo states. The network “will provide additional housing in a location close to transit and employment centers, while eliminating the use of advertising that is not planned for Boulder Junction and that is not in tune with the network’s other transportation and climate replacement goals,” the memo says. “It will not eliminate any existing advertising service uses, provide adequate access to transportation options, and allow new citizens access to existing and newly created retail businesses and restaurants in the Boulder Junction area. “
